Your Rent Is Building Someone Else’s Wealth

Rent or own: a five-year comparison of paying rent versus owning land in Abuja

Think about your last rent payment

The transfer went through. The receipt came. For a year, a roof was yours. Then the year turned over, and you were exactly where you started: no richer, no closer to owning anything, and about to pay again.

Renting is not a mistake. Almost everyone starts there. The mistake is staying there without a plan.

The maths nobody shows you

Say you pay ₦600,000 a year in rent. (Swap in your own figure. The point works at any number.)

  • 5 years of rent: ₦3,000,000, and nothing to show for it.
  • TJ Homes Phase 4, Pyakasa: a 180sqm plot at ₦3,000,000, on the Kabusa-Ketti Expressway corridor.

Same money. One path leaves you with receipts. The other leaves you holding land.

Can’t afford ₦3M? Start smaller

Ephatha Phase 2 in Kuje has a 150sqm plot at ₦1,500,000. That is two and a half years of the rent above.

You do not need the biggest plot. You need the first one.

“I can’t pay rent and buy land together”

This is the real objection, and it is fair. Most people cannot drop a lump sum.

That is why payment plans exist. You keep your roof, and you build your asset at the same time, in stages you can manage. You are not asked to find millions overnight. You are asked to redirect part of what already leaves your account every month. Worried about whether it is safe? Read the 5 questions to ask before your first deposit.

Rent vs land: what actually changes

Land will not make you rich next month. It is not a trick. But it is one of the few things you can buy that does not shrink while you sleep.

Buy land you can keep

Owning only works if the land is truly yours. Before you pay for any plot, ask for these two things:

  1. Title and plot number, so you can verify it independently at AGIS
  2. Approved estate layout, which shows the land is cleared for development

A seller who gives you both without hesitation has probably done the work. Read how government acquisition catches buyers before you pay anyone, including us.

How to start this month

  1. Decide what you can redirect from rent each month.
  2. Pick the smallest plot that fits that budget.
  3. Inspect the site, with your own lawyer if you like.
  4. Confirm the documents, then start your payment plan.

Every TehilJem plot comes with an approved layout and allocation documentation. TehilJem Nigeria Limited is CAC-registered, REDAN-certified and EFCC SCUML-compliant.

The rent due next month is already spoken for

But the one after that can start working for you.
